DESIGN:
Building design and site design is what we do every day, but there are many steps on the way to design. We first need to learn about your goals and your limitations…design is about you, not us.
BRIEF CONSULTATIONS:
If all you want is the opportunity to discuss the feasibility of your ideas and budget, we offer brief consultations. We will talk with you by phone at no charge for the first 1/2 hour. If you want us to come to your site, two hours is usually enough time to review the scope of the work, look at the site (and building, if there is one) do some rough budgeting and conclude whether the project seems realistic. We charge $250 for a consultation ($125 per hour) with an experienced licensed architect. There may be a surcharge for projects located more than 25 miles from our office.
PROJECT FEASIBILITY STUDY:
If you need more definitive information than can be determined in a brief consultation, we offer Project Feasibility Studies. We meet with you to document the known details of the project, agree on assumptions about the unknowns, help you develop search criteria for a location (if you don’t have one) and develop a report that you can use as a working guide to move your project forward. The report will include budget numbers and a proposed time line.
BUILDING CONDITION ASSESSMENTS:
As architects, we frequently are asked our opinion about the condition of a building. Our response may take the form of a brief letter based on a quick walk-through observation or a written report and construction cost estimate based on a thorough investigation.
ZONING CODE ISSUES:
If your intended project doesn’t completely comply with the ordinances, we can help you by preparing applications and supporting documents for variances, conditional use permits, planned unit developments or other available avenues to a public hearing where you have an opportunity to make your case for approval of your special circumstances. We can also represent you during negotiations with the municipal staff and at the public hearing. Since we cannot guarantee you will receive the approval you want, we do our best, during the negotiation process, to determine the likelihood of approval so you stay aware of the risks of moving forward.
HISTORIC PROPERTIES REMODELING REPRESENTATION:
If your property is designated historic or is in a designated historic district, special municipal conditions apply. We can help you by researching the particular circumstances of your project and working with municipal staff to identify potential obstacles. This can be as simple as window replacement or as complicated as a major addition or remodeling. By the way, our office is in a building in a designated historic district, so have learned the process first-hand.
